Phase I ESA:
A Phase I Environmental Site Assessment involves an evaluation of
past and present “uses” of a property, through research of government
databases, historical sources and interviews of those familiar with
the site, to determine the potential for the “uses” to adversely
impact the site. A Phase I investigation does not involve intrusive
investigation of a site.
Phase I Environmental Site
Assessments are conducted in accordance with the All Appropriate
Inquiry standard published in 40 CFR Part 312, published November
1, 2005 and the American Society of Testing and Materials ASTM
designation E1527-05, Standard Practice for Environmental Site
Assessments: Phase I Environmental Site Assessment Process,
(released November 21, 2005) to identify recognized environmental
conditions (RECs) on properties.
Phase II ESA:
Phase II Environmental Site
Assessments as defined by American Society of Testing and Materials
ASTM designation E1903-97(2002)
is conducted to evaluate the recognized environmental conditions
identified in the Phase I ESA. See
